Recognising our clients' need to maximise return on investment and reduce exposure to finance costs, we develop innovative construction methods and carefully program our work to ensure tight timeframes are met, often allowing fit out to proceed and occupants to move into buildings earlier than expected.
Centenary Square, Fortitude Valley, Queensland
Centenary Square is a low rise commercial building with five levels of commercial space (10,100m2 NLA), ground level retail (1600m2) and two levels of basement carparking. The new building design displays crisp, clean building finishes with elements highlighted through a layering of lightweight lines and edges.
FEATURES:
- Situated on the CBD fringe, the building boasts one of the largest floor plates in Brisbane at 2250m2 NLA.
- The building was designed to achieve a 5 Star Australian Building Greenhouse Rating (ABGR) based on reducing the building's greenhouse emissions.
- The use of external shading and double glazed windows significantly reduces heat to the building.
- Building services include efficient water cooled chillers, premium efficiency motors and variable speed drives for fans and pumps.
BENEFITS:
By involving Laing O'Rourke early in the project, the client was able to receive an additional $4m of revenue by smart and efficient value engineering of the design. The team was able to work up a defined scope and GMP price to meet key pricing hurdles and manage design development. Early involvement provided the best value and "smarts" to the client.
Drawing on Laing O'Rourke's experience, the team devised a well planned program to construct the works over an adjacent carpark with minimal impact. The delivery strategy minimised community and environmental impacts while ensuring the client's time and cost objectives were still achieved. Key factors that influenced the delivery included:
- daily average of 26,000 cars passing the site each day
- high volumes of pedestrian traffic to be managed
- neighbouring, occupied 13-storey office tower
Noise and vibration impacts were managed with nearby tenants, and management plans were tailored to address these issues and achieve minimal emission levels and public safety.
